1. Scope
These Terms and Conditions govern the use of the website estrelademontesinho.pt (the “Site”) and the conditions applicable to enquiries, bookings and stays at the accommodation Estrela de Montesinho (the “Accommodation”). By using the Site and/or making a booking, the user declares that they have read, understood and accepted these terms.

3. Bookings
- Bookings may be requested through the Site, by email/phone and/or through third‑party platforms (if applicable).
- A booking is considered confirmed after written confirmation from the Accommodation and, where applicable, after payment/guarantee.
- The user must provide true and complete information. The Accommodation may refuse/invalidate bookings with incorrect data.
- Minimum age to book: 18 years.
4. Prices, payments and invoices
- Prices are those indicated at the time of the request/confirmation and may vary by season, occupancy and booking conditions.
- Unless stated otherwise, prices include applicable taxes at the date of the booking.
- Accepted payment methods: Bank transfer.
- An invoice/receipt may be issued with the details provided by the guest (name/tax ID/address), where applicable.
5. Cancellations and changes
Cancellation and change conditions depend on the channel and on the rate/conditions accepted at the time of booking.
- Third‑party bookings: the platform’s and/or the selected rate’s terms apply.
6. Check‑in, check‑out and occupancy rules
- Check‑in: 15:00 | Check‑out: 11:00.
- Maximum number of guests according to the booking/authorised occupancy.
- Guests must respect house rules, quiet hours and appropriate use of the facilities.
- Pets: only upon prior confirmation.
- Smoking is prohibited indoors, unless expressly indicated otherwise.
- Events/parties: only with prior authorisation from the Accommodation.
7. Liability and safety
- The guest is responsible for taking proper care of the property and equipment during the stay.
- Damage caused by improper use may be charged to the guest.
- The Accommodation is not liable for loss of personal items, except in cases of wilful misconduct or gross negligence.
- If there are risk areas (e.g., a pool), adequate supervision is mandatory, especially for children.
8. Use of the Site
- The user undertakes to use the Site lawfully and not to introduce malicious content.
- We may change the Site’s content/features at any time for technical or commercial reasons.
- Links to third‑party sites may exist. We do not control the content/policies of those sites.
9. Intellectual property
The content of the Site (texts, images, logos and other elements) is owned by the Accommodation or used with authorisation and is protected by copyright and other intellectual property rights. Unauthorised reproduction is prohibited.
10. Force majeure
The Accommodation shall not be responsible for non‑performance resulting from force majeure events (e.g., natural disasters, widespread power/telecommunications failures, acts of authorities) to the extent they prevent the service from being provided.

13. Changes
